DoorSuper

The super for your doors.

DoorSuper answers your tenants' calls and texts, keeps your doors, leases and rent, and asks you only what needs your say.

DoorSuper's Home, waiting on you: a tenant, Luis, at 318 E Matthews Ave, Unit A reports $925 sent by Cash App, with Confirm and Not received, and a repair to approve: send Ace Plumbing & Drain to 412 Oak St, Unit A for a kitchen sink leaking under the cabinet.

One number your tenants text.

Each landlord on DoorSuper gets their own phone number. Tenants, applicants and vendors call or text it, at any hour, and the Crew Leader answers for your business.

  • A repair is written up and a visit lined up. A rent question gets answered.
  • Every call and text lands in one inbox you share with anyone who helps you.
  • You can text it too: "Maria paid 925 by check." It reads that back before it records anything.
A text from a tenant, Maria, at 412 Oak St, Unit A: the kitchen sink is leaking under the cabinet. The Crew Leader replies that it's been written up for the owner to approve.

A payment counts when you say it came.

"Sent the rent on Cash App" is noted as reported, and the balance doesn't move until you confirm it arrived.

  • Each lease keeps its own rent ledger: charges, payments, late fees after the grace day you set.
  • A wrong payment is voided with a reason and stays in the history. Nothing is ever deleted.
  • Home shows who owes what this month, and what you've collected of what was charged.
A rent ledger by month: in October and September, rent of $925 charged and paid by check, with the balance after each entry.

A leak becomes a work order.

The tenant says what's wrong. DoorSuper writes the work order, names the vendor you use for that trade, and asks you once: approve or decline.

  • Approving texts the vendor and tells the tenant a time is being set.
  • Gas, smoke or water pouring in: the tenant gets safety steps, and the Crew Leader calls you right away, at any hour.
Three open work orders: a kitchen sink leak that needs approval, and two scheduled with Ace Plumbing & Drain and NEA Appliance Repair.

Applications, checked against your rules.

Put your application link in the ad. Each applicant's income, job and documents are checked against the criteria you set, with a recommendation and its reasons.

  • The decision is yours. The applicant is emailed it.
  • A screening report is ordered only with the applicant's consent.
An application for 1120 Harrisburg Rd, Unit 2. The work-up recommends declining: income is 2.83 times the $795 rent and the criteria require 3 times.

Water is coming through the ceiling!

Maria, if there's any gas smell, smoke or fire, get everyone out now and call 911 from outside. If water is pouring in, shut off the valve if you can safely reach it. We're alerting the owner now.

For landlords with any number of doors.

One duplex or a few hundred units, houses or small buildings. You keep it on a spreadsheet, on paper or in your head, and your phone is the office.

We set your account up from what you already have: your doors, leases, tenants and balances. You sign in on your computer or your phone.

We started DoorSuper because the software for this is built and priced for property managers with an office staff. A landlord doesn't need a portal. They need someone to pick up when a tenant texts at 10 at night, write it down, and only bother them with what's theirs to decide.

So that's what DoorSuper does. It answers, it keeps the records straight, and it asks. It never deletes a payment, never promises a tenant a time you haven't set, and never decides an application for you.

We're opening it to landlords a few at a time, starting in Arkansas. If it sounds like what you've been missing, join the waitlist and we'll write to you ourselves.

The DoorSuper team

Questions landlords ask.

Do my tenants need an app? No. They call or text a regular phone number, the one you give them.

How is this different from an answering service? An answering service picks up the phone and passes you a message. DoorSuper is property-management software that answers too, by call or text, day or night, and what it hears goes straight into your records: a leak becomes a work order with the tenant and the door on it, a payment lands on that lease's rent ledger, and an application waits for you with its documents. You use it instead of other property-management software, not on top of it.

What does it send without asking me? Replies that say what's been noted and what happens next, the rent reminders you set up, and safety steps in an emergency. Anything that spends money, changes a lease or decides an application waits for you.

Can I text it myself? Yes. Text your DoorSuper number to record a payment or change a lease. It reads it back, and nothing changes until you reply yes.

What does it cost? There's no price yet. Everyone on the waitlist hears it before we open to more landlords.

Is my information kept apart? Each landlord's records are kept apart from every other landlord's, and we never sell them. The privacy policy says what's kept and why.

Can someone help me run it? Yes. Invite a partner or a helper. They sign in with their own email and see the same doors and messages.

Does it do my taxes or owner statements? Not yet. Each lease has its own rent ledger, which you can print as a statement or download as a spreadsheet for your accountant. Tell us on the form what you'd want next.

Who's behind it? A small team in Arkansas. Write to hello@naturalstatelogic.com.
